This document sets out how we (The Property finance Guy Ltd (also trading as the Property Finance Collective) will deal with you in the provision of services for Broking.
We will act in your best interests at all times. We will source finance facilities from the market that are suitable to the requirements you disclose to us. When you have decided on your preferred option, we will provide you with information about the loan and the provider of this, to ensure you understand your responsibilities and commitments before proceeding. We will be acting as an introducer on your behalf and we are not a Lender. We are not FCA Regulated, and as such, cannot give you financial advice. You would need to seek independent advice from an IFA.
Scope of Services
We are independent and not tied to any one UK lender or part of a network, so it enables us to source and structure the most appropriate finance deal for our clients. We are working in your interests, not the interests of the Lender.
A Broker Fee totalling 1% of the amount borrowed will be charged on Development Loan and Bridging Loan cases. This will be added to the loan, where possible. We may also receive a Procuration fee (commission) from the Lender
In some instances, if your case was referred to us by a Third Party, then we will pay them a referral fee. The fee will be 50% off our Broker Fee.
Our aim is to provide you with a professional and confidential service that delivers the highest possible standards. However, there may be occasions where you feel this has not been achieved. Should you wish to make a complaint about any aspect of the service we provide to you, this can be done in writing to:

A summary of our internal complaints handling procedures for the reasonable and prompt handling of complaints is available on request and if you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service at www.financial-ombudsman.org.uk or by contacting them on 0800 023 4 567.
A company that doesn’t desert you when things don’t go quite to plan…
Great Company and Michael was always there to help when needed. Didn’t go smoothly as the Scottish land registry closed during the pandemic. This didn’t cause any issues for Michael even though we’ve just completed over 3 months down the line. Michael smoothed everything over with the bridging company that were threatening to charge extra interest as we’d agreed a date for the money to transfer.
