The Property Finance Collective are Expert Commercial Finance Brokers. We specialise in sourcing a variety of finance products for property professionals around the UK. We have experience and access to a variety of different commercial finance products that may not be available from your High Street Bank. 

As an independent Broker we look at each of our clients’ specific requirements and tailor-make finance solutions for each project. We sit on the executive committee of the FIBA as well as being full members of the NACFB.

HOW WE WORK

1. Initial contact

Speak to one of our Expert Brokers about your enquiry. Our brokers will guide you to the best product for your project!

2. Submit an enquiry

Once you’ve decided on a product, complete our enquiry forms. Each form has its own guide to make the process simple.

3. Presenting to lenders

Using the information you have provided, we will present to our vast panel of lenders to find you the right one for your project.

4. Agreement in Principle

Once all the AIPs have been received from the lender, we break each quote down into an easy to read spreadsheet, so you can make the most informed decision.

5. Application stage

Once you have made your decision, we send over the relevant documents and information required whilst staying in touch throughout the process to help guide and answer any questions.

6. Valuation

A valuation will need to be carried out on the property/land that you are purchasing before a formal offer can be made. We will liaise with the lender and you to book this.

7. Offer

After we have submitted all the documents necessary for the underwriting process, the formal offer is issued by the lender for you to sign in the presence of solicitors.

8. Legals

This is the final stage of the loan process where your solicitors will respond to any enquiries from the lender’s solicitors and will walk you through any documents that you will need to sign, or any certified documents that will need to be provided. We will also follow up with anything that is necessary to ensure that the deal completes as swiftly as possible. Legals can begin earlier if necessary.

9. Completion

After all these previous stages have taken place and the lender is satisfied, the deal is now completed and funds are released to your solicitors.
